Real estate in Bulgaria.

Bulgaria offers a very wide choice of properties, both simply for spending the summer season and as sound long-term investments. For the price of an ordinary flat in, say, Moscow, you can buy a large apartment in a good district here, or a house in the mountains, in a forest area or on the seashore.

A long stay cannot be compared with an ordinary tourist trip, when the time limit makes you want to be everywhere at once and, on top of that, not to miss the sea and the various restaurants.

When you have a home of your own, time flows quite differently, because there is no need to hurry anywhere. The comfortable weather, the magnificent natural surroundings and the many interesting places do not tire you out; you want to extend such a holiday as long as possible.

If you have your own flat with a kitchen and appliances, spending the summer here will cost less than in Moscow or Kyiv even counting the flights, and it is incomparably better than experimenting with short trips and stops in unfamiliar places. Most property in Bulgaria is bought by pensioners, since even a small pension is enough to live on here. The other category of buyers is families with children, because the summer here is warm but not scorching, and the seaside is very comfortable all day long.

For investment there are a great many property options. There are plenty of offers of ready-made commercial premises: restaurants, shops, hotels, production facilities. Aparthotels on the coast and in the mountains are attractive for use during the summer season.

For ordinary buyers there are many different options on both the primary and the secondary market. However, you need to understand that by no means every location is suitable for year-round living, since in winter almost no one lives in some seaside areas apart from the caretakers.

When choosing urban property, do not rush at a bargain price straight away. First you need to find out what lies behind it: study the documents (it is better not to make any transaction without a lawyer, even if you have experience — there are plenty of pitfalls with property in Bulgaria); look at the location and the condition of the building. Yes, you can buy cheap housing in the cities, but the question is whether you really need that district and a flat in that building. An online listing may in reality look nothing like what you imagine.

As for realistic prices for quite decent property in the seaside towns, they are roughly as follows: a studio — about 30000euro, a one-bedroom apartment — 45000euro, a two-bedroom apartment — 70000euro, houses near the sea — from 100000euro.

Buying property in Bulgaria as a rule gives the right to stay in the country for up to 90 days per six months on a multiple-entry visa. But if, in addition to this, the owner is a pensioner or is registered as the representative of a foreign company, then in that case a long-term residence permit can be arranged and you can stay in Bulgaria for an unlimited time. There are other grounds for a long-term residence permit as well.
